About us

We're James & Lauren. We live here too.

Steady Legacy is a veteran-owned, family-run company based in Colorado Springs and working with sellers across the country — not a call center passing your information around.

James served in the United States Marine Corps. That's where he learned the thing this whole business runs on: you do what you said you were going to do, on the day you said you'd do it, whether or not it's convenient.

Steady Legacy buys both homes and small businesses, and we use flexible structures instead of one rigid offer. This part of our site is just for homeowners — everything here is about the six ways you can sell a house.

Together we own and manage rental homes right here in El Paso County. We're landlords, not flippers. When we buy a house, we usually keep it — which means our name stays attached to it, and to how we treated the family we bought it from.

We started walking sellers through all six options because of how many people we met who'd been handed exactly one: a low cash offer, take it or leave it. Sometimes a cash sale really is the right answer. Often it isn't, and nobody had bothered to tell them there was another way.

So here's our promise. We'll tell you what we can honestly do, what we can't, and what somebody else could do better. If listing with an agent puts more money in your pocket, we'll say so and introduce you to one we'd send our own family to. We'd rather point you to the right answer than force a deal.

The mission side of our family lives at strengthenedsteps.org — fatherhood, mentorship, and Bear Basin Ranch.

How we work

Slow down, look at all six, then decide.

Every seller we talk to gets the same thing: their options written out, the honest downside of each, and a nudge to have their attorney and CPA look before signing anything.

Let's find the way that actually solves your problem.

Tell us about your house and your timeline. We'll lay out every option side-by-side — including the ones that don't involve us.
